How do I know if my flashing is the source of my roof leak?
The most common signs are water stains near chimneys, skylights, or dormers, and leaks that show up specifically after wind-driven rain rather than just heavy rain. Flashing leaks are often intermittent, which is part of why they get misdiagnosed. If you’ve had a “fixed” leak come back, there’s a good chance the flashing was the real culprit.
Can flashing just be resealed, or does it need to be replaced?
